Neither a weak location nor a dated layout is redeemed by good management. And some properties simply cannot be let short-term. We assess before committing, and we prefer candour to a promise.

The properties we look for
- Four-season cottages, with water access or an open outlook
- Properties with a hot tub, sauna or fireplace — what genuinely makes the difference in winter
- Homes already equipped, or quickly brought up to standard
- Cottages suited to family or group stays
- Locations within an hour of Ottawa-Gatineau, which sustain demand across the year






What the rules allow, and what they forbid.
This is the subject nobody raises before signing. We would rather put it on the table straight away: a property that is not allowed to be let short-term will not become so because it is well managed.
What we can take on
- The owner's principal residence in Ottawa, occupied part of the year
- A cottage in rural Ottawa, with the cottage rental permit
- A property in Gatineau or elsewhere in Quebec, with its CITQ registration
What we cannot take on
- An investment condo in Ottawa that is not the host's principal residence
- A secondary residence not occupied by the owner in urban Ottawa
- A condominium whose declaration forbids short-term rental

What we look at before saying yes.
- The right to let, first of all: zoning, permits, registration, condominium rules
- The location and what it genuinely supports, season by season
- The condition, layout and amenities of the cottage
- Winter access, and what it costs to maintain
- The immediate competition and the price level actually achievable
- And, quite simply, whether we can do good work on it
If the property is not suited to it, we tell you, with the reasons. That is more useful than a contract that will not last a season.
