Cottage audit

Right to let, location, layout, amenities, direct competition. We tell you what the property can produce, and what is holding it back.

The audit begins with the regulatory question, because it can stop everything. Then comes the market analysis: we look at what comparable cottages actually achieve in the sector, season by season. You leave with an honest read, including when it is disappointing.

Preparation and staging

Concrete recommendations before going live: layout, missing amenities, friction points, photography.

We list what must change before the first booking, separating the essential from the desirable. In the Outaouais three things change everything: the hot tub, the fireplace and reliable winter access.

Listing and positioning

Building the listings, distribution, rate structure, calendar and a strategy for the opening weeks.

The first weeks decide how the cottage ranks on the platforms. We treat them as a launch, and where possible we time them just before a high season rather than in a trough.

Daily operations

Guests, cleaning, arrivals and departures, hot tub, snow clearing, maintenance. This is the part you stop seeing.

From here the cottage runs without you. You are told what matters and consulted only on the decisions that are yours: works, repositioning, blocking dates.

Reporting and adjustment

Performance review, course corrections and recommendations for the season ahead.

We compare what the cottage produced against what was expected, and we correct. A short-term rental is never set once and for all: what works in February does not work in July.

A commission taken on the income generated. It covers the whole operation: platform management, guest welcome, provider coordination, handling the unexpected and reporting. A cottage costs more to run than an apartment — several bedrooms, a hot tub, grounds, seasonal equipment and distances — and the rate reflects that. Repair costs remain yours: we coordinate them, we do not absorb them. The exact rate is confirmed after the audit, based on the property, the sector and the level of service.
